Densifying with Intelligence
Located in a predominantly single-family residential neighbourhood, this rental condominium project in Cap-Rouge addresses a sensitive challenge: increasing density on a constrained, sloped site while respecting the scale and character of its surroundings.
From the outset, a careful reading of the site informed the design approach. Optimizing the building footprint and massing made it possible to maximize the number of units while ensuring harmonious integration within the existing fabric.
The site presented a significant constraint: contaminated soils linked to a former gas station. Choosing to retain the excavated soils on site became a coherent, multi-layered solution. It avoided transportation to specialized disposal facilities, reduced material management costs and allowed for a subtle elevation of the terrain, mitigating the perceived height of the building.
Close collaboration with the contractor and technical disciplines was essential in achieving an optimal solution. At the same time, a proactive consultation process with neighbouring residents fostered social acceptability and community understanding.
This project reflects a simple conviction: doing things well means designing with method, sensitivity and responsibility — for the benefit of both people and the environment they inhabit.
